Facilitated multiple development applications through local government staff, City Council, and neighbouring properties, resulting in a successful luxury townhouse project in a desirable area of Kelowna.
Subdivision can take many forms. This project required rezoning and a Preliminary Layout Review. Once the conditions were met, we collaborated with civil engineers to fulfil all requirements, enabling the registration of the technical land division.


Successfully negotiated multiple development applications and a land exchange with the local government, allowing for construction on a comprehensive industrial site.
In addition to balancing multiple land development and permit applications, a neighbourhood open house information session and a council public hearing were required to secure approval for this one-of-a-kind development.


Urban Options was associated with the first RU7 (pre MF1) development permit approval in the City of Kelowna, which proved there was a need for infill housing in ageing neighbourhoods. Infill regulations were refined through our work.
A multifaceted development approval process involved a rezoning application from agricultural to industrial, a development permit to address the form and character of each building, and a development variance permit for an over-height retaining wall, which were all secured.


This controversial development variance permit application resulted in a beautiful outdoor space for the landowner, earning a Tommie Gold award in 2016.
Collaborated with a Building Designer and Landscape Architect to provide a visually appealing building facade and functional outdoor space while meeting City bylaws. Challenges regarding an on-site transformer were resolved.


A successful infill development which responds to local conditions, allowing individual driveways and a full view of Cameron Park.
Collaboration was required with a Heritage Consultant and Building Designer to create a second dwelling which complemented the existing heritage home and fit with the rhythm of the neighbourhood.


Several variances to building setbacks were required to construct a multi-unit building in the up-and-coming industrial sector of Kelowna.
Rezoning was required to transition a single-family home into a childcare centre with capacity for up to 32 children. This project provides additional support for families requiring childcare in the comfort of their own neighbourhood.


Many Agricultural properties require covenants to contain residential uses. Approval of this farm covenant allowed for the construction of a single detached home and carriage house. (Agricultural barn pictured).
A Development Permit application required Council consideration due to its location in the Capri Landmark Urban Centre (Kelowna, BC). Development permit approval was secured in a short timeframe of three months, allowing the developer to begin construction earlier than anticipated.


Public open house is required to ensure communication and transparency. Our role is to engage the neighbourhood positively, informing them of projects following specific local government requirements. Outreach letters, display boards, and supplementary material are created and disbursed.
